Following a mould remediation project, the visible contamination may be gone, but microscopic spores often remain suspended in the air. Our air treatment service is a critical final step, engineered to capture these airborne particulates and verify the air in your Gold Coast property is clean. We serve homes and businesses from Coomera to Coolangatta.
The goal is not just to clean the air, but to reduce the spore load to a level consistent with a healthy indoor environment, as defined by the ANSI/IICRC S520 Standard for Professional Mold Remediation.
Why Airborne Spores Linger in Gold Coast's Subtropical Climate
The Gold Coast’s climate is defined by high humidity, with summer levels consistently reaching 69-77%. This persistent moisture creates an ideal breeding ground for specific mould species like Aspergillus and Cladosporium, which are commonly found in local properties.
Events that disturb established mould colonies, such as cleaning, renovations, or even the initial water damage event, can release millions of spores into the air. In poorly ventilated spaces, from older canal homes in Broadbeach Waters to the sub-floor of a Queenslander in Burleigh Heads, these spores can circulate for days, settling on surfaces and posing a risk of re-contamination.
Our Air Treatment Process: Technology & Standards
We do not use generic “air purifiers.” Our process is based on the IICRC S520 standard and utilizes commercial-grade equipment to establish control over the indoor environment.
HEPA Air Scrubbing
We deploy multiple Dri-Eaz DefendAir HEPA 500 air scrubbers, which are rated to capture 99.97% of airborne particles down to 0.3 microns. This includes mould spores, bacteria, and construction dust. The machines create negative air pressure, ensuring contaminated air is continuously filtered without escaping to other parts of the property.
Dehumidification
To address the root cause of mould growth, we often run commercial-grade LGR (Low-Grain Refrigerant) dehumidifiers in tandem with air scrubbers. By reducing indoor relative humidity to below 60%, we make the environment inhospitable for future mould amplification.
Post-Remediation Verification (PRV)
Upon completion, we can coordinate with a third-party Indoor Environmental Professional (IEP) to conduct air sampling. This provides independent verification that the airborne spore count has been reduced to safe levels, providing a definitive close to the project.
When is Professional Air Treatment Necessary?
Air treatment is not a standalone service. It is prescribed based on findings from a professional mould assessment. We typically perform this service in the following scenarios:

Post-Mould Remediation
After the physical removal of mould-contaminated materials, air scrubbing captures any residual spores released during the work.

Following Major Water Intrusion
After a pipe burst in a Southport high-rise or significant storm damage in Surfers Paradise, air scrubbing can reduce the initial spike in airborne mould spores before remediation begins.

Properties with Vulnerable Occupants
For homes with residents who have asthma, allergies, or compromised immune systems, achieving a lower baseline spore count is critical.

Pre-Occupancy Clearance
For property managers in areas like Robina or Varsity Lakes, we provide air treatment and verification to ensure a property is safe for new tenants.
Air Treatment Is Not a Substitute for Mould Removal
It is critical to understand the limitations. Our air treatment process is designed to filter airborne contaminants only. It will not kill or remove visible mould growing on surfaces like plasterboard, timber framing, or bathroom grout.
Attempting to “purify” the air in a room with an active mould problem is ineffective. The source of the moisture must be fixed and the contaminated materials must be physically removed according to IICRC S520 protocols first.
Air Treatment FAQs
What is the difference between an air scrubber and an air purifier?
An air scrubber is a high-volume commercial machine designed for remediation projects. It moves significantly more air (measured in cubic feet per minute) and uses certified HEPA filters to create controlled, negative-air environments. A typical household air purifier lacks the power and filtration grade for effective post-remediation cleaning.
How long does the air treatment process take?
The duration depends on the size of the area, the initial level of contamination, and the number of air changes per hour required. A typical residential project may run for 24 to 72 hours to achieve clearance.
Is air treatment required after all mould removal jobs?
Not always. It is recommended when air sampling shows elevated spore counts, when significant contamination was disturbed, or when occupants are hypersensitive.
