Living on the Gold Coast means accepting near-constant humidity, which creates the ideal breeding ground for mould inside our homes and buildings. Standard cleaning often fails because it doesn’t address the underlying moisture source. Our service isn’t just about finding mould; it’s about diagnostic testing that pinpoints the cause, identifies the type of contamination through lab analysis, and provides the data needed for effective remediation.
Based in Southport, we service properties across the Gold Coast, from canal homes in Hope Island and high-rises in Broadbeach to older houses in Burleigh Heads and apartments in Coolangatta. We understand the unique challenges posed by our region, including condensation in apartment buildings, persistent dampness in sub-floor spaces, and the effects of salt-laden air on building materials.
Identifying the Root Cause of Mould in
Our Subtropical Climate
Visible mould is often just a symptom of a larger, hidden problem. The subtropical climate, with humidity levels often exceeding 80%, means moisture can become trapped in building cavities, leading to widespread issues. Our IICRC-certified technicians are trained to investigate beyond the surface. Common moisture sources we trace in Gold Coast properties include:
Air-Conditioning Condensation
Leaks or poor drainage from HVAC units creating dampness within ceiling cavities, a frequent issue in northern suburbs like Coomera and Pimpama.
Sub-floor Dampness
Inadequate ventilation under older homes in suburbs like Mermaid Waters and Elanora, allowing ground moisture to rise.
Window & Door Leaks
Failed seals around windows and sliding doors, allowing wind-driven rain and humid air to penetrate, especially in ocean-facing apartments in Surfers Paradise.
Internal Leaks
Slow-leaking plumbing behind shower walls or kitchen cabinets that can go undetected for months.
Our Scientific Mould Testing & Analysis Methods
We provide objective data, not just opinions. Our testing follows the principles outlined in the Australian Mould Guideline (AMG) and IICRC S520 standards, with all viable samples sent to a partner NATA-accredited laboratory (such as Eurofins or SESL Australia) for independent analysis.
Moisture Mapping & Thermal Imaging
Before any samples are taken, we conduct a thorough assessment to find the moisture source. Using non-invasive tools like a Tramex ME5 moisture meter and a FLIR thermal imaging camera, we can detect temperature anomalies and elevated moisture levels inside walls, ceilings, and floors that are invisible to the naked eye.
Surface Sampling (Bio-Tape™ & Swabs)
When visible mould is present, or to test a surface that has been cleaned, we use Bio-Tape™ slides or sterile swabs. This method allows the laboratory to identify the specific genus and concentration of mould present on a surface, confirming whether contamination levels are normal or elevated for an indoor environment. This is critical for post-remediation verification.
Viable & Non-Viable Air Sampling
If a hidden mould source is suspected due to musty odours or health concerns, air sampling is necessary. We use Air-O-Cell® cassettes to capture a volumetric sample of airborne spores (both living and dead). The lab analysis provides a spore count per cubic meter, which helps determine if indoor air quality has been compromised by a hidden reservoir of mould.
When is Independent Mould Testing Justified?
Not every situation requires testing. However, professional, lab-verified testing is essential in these scenarios:

For Landlord/Tenant Disputes
Providing independent documentation of a habitability issue.

Post-Remediation Verification
To confirm that a mould removal company has successfully returned the area to a normal fungal ecology.

Health Concerns
When occupants experience persistent respiratory issues, allergies, or other symptoms that appear linked to time spent in the building.

Pre-Purchase Property Inspections
To identify hidden moisture or mould problems before you buy.

When a Hidden Source is Suspected
If a persistent musty smell exists with no visible signs of mould.
Mould Testing & Analysis FAQs
Does testing identify the species of mould?
Yes, laboratory analysis of surface or air samples can identify the genus of the mould present, such as Aspergillus, Penicillium, or Stachybotrys. This helps assess the potential risk and determine the correct remediation strategy.
How long does it take to receive lab results?
Typically, you will receive a detailed report within 2-3 business days after the samples are delivered to the NATA-accredited laboratory. This report interprets the lab findings in plain English.
Can you test inside wall cavities?
Yes. If we suspect hidden mould, we can create a small, minimally invasive opening to insert a borescope or take an air sample from within the wall or ceiling cavity. This provides definitive evidence of contamination that would otherwise be missed.
